We are halfway through 2026 and it has certainly been an eventful year within the lettings industry.
With some of the biggest changes in thirty years, increasing rents, and ever-changing legislation, landlords have found themselves with more responsibility than ever before when it comes to managing their properties correctly.
At Abacus, we have dedicated significant time to understanding the new requirements, reviewing documentation processes and ensuring our entire team is confident in supporting our landlords through the changes brought about by the Renters' Rights Act. Alongside the everyday demands of a busy lettings office, we have also prioritised keeping our landlords informed and ensuring their properties remain compliant.
As a result, we have seen an increasing number of private landlords choosing to transfer the management of their properties to us – giving them the reassurance that their tenancy is being professionally managed and that important deadlines and requirements are being taken care of.
Earlier this year, it was highlighted that private landlords can spend approximately 31 hours a month managing their tenancies. From responding to tenant queries and arranging repairs, through to keeping on top of legislation, inspections and paperwork, the time commitment can quickly add up.
With new requirements introduced this year, staying organised and ensuring every obligation is met has become more important than ever. Missing a key update or deadline could have serious consequences, which is why many landlords are choosing to have the support of a professional local letting agent.
When we take over the management of a property, we follow a thorough transfer process. We don't simply pick up from where things left off – we take the opportunity to start with a fresh approach, review the tenancy, ensure the correct documentation is in place, meet both the landlord and tenants, and arrange appointments to familiarise ourselves with the property.
Our management transfers have been incredibly positive, with landlords telling us they appreciate having more time back in their day and the confidence that their property is being looked after properly.
Managing a rental property doesn't have to feel overwhelming. At Abacus, we take care of the details, keep you informed and ensure your property remains in safe hands – giving you the freedom to enjoy being a landlord without the constant administration.
We have it covered.
